Abstract

Malaysia is one of the development countries that rapidly growing in all sectors including construction sector. Hospital is one of the government sectors in Malaysia that has many assets, needs maintenance to prevent the assets from deterioration. There are two maintenance systems that presently applied at hospital which is preventive maintenance and corrective maintenance. Building defects arise through inappropriate or poor design, specification and construction as well as to insufficient attention given to building maintenance. The tropical climates condition, such as in Malaysia, the also one problem that can Effect significantly to the building defects. Under normal condition all building begins to deteriorate the moment after they are constructed, and of course maintenance is needed. Regard to the highly cost of maintenance it is important to study maintenance problem so that an effective maintenance can be carried out. To achieve the aim of this study, three (3) objectives have been set which is to determine type of defects occurred in hospital, to determine the effectiveness of maintenance system management in hospital and to compare the management maintenance system between private and public hospital. To obtain the data the following knowledge acquisition methods were used by interview and questionnaire. Result of the study showed the responds of the end user customer for the overall building conditions.
